Yes — the CalHFA Dream For All Shared Appreciation Loan Program is coming back in 2026

CalHFA has announced that the program will resume accepting applications beginning February 24, 2026 and running through March 16, 2026, giving qualified first-generation homebuyers a chance to apply for down payment assistance again through a lottery process.
What’s happening with the program in 2026

Application window: Feb. 24 – March 16, 2026 (pre-registration portal open)

The program will provide shared appreciation down payment assistance to eligible first-time, first-generation homebuyers.

Assistance can be up to 20% of the home’s purchase price (capped at $150,000) for down payment/closing costs.
California Dream For All Shared Appreciation Loan
The Dream For All Shared Appreciation Loan is a down payment assistance program for first-time homebuyers to be used in conjunction with the Dream For All Conventional first mortgage for down payment and/or closing costs.
Upon sale or transfer of the home, the homebuyer repays the original down payment loan, plus a share of the appreciation in the value of the home.
If you applied in previous rounds and were placed on a waitlist or received a DFA voucher, you may access the Voucher Portal to view your voucher status, download a copy of your voucher, request a one-time extension, or cancel your voucher.
Registration will be open from February 24 to March 16, 2026.

Program Highlights

Homebuyer must register for a voucher. A randomized drawing will select registrants who will receive the voucher. This will not be first come, first served.
Eligibility

One borrower must be a first-generation homebuyer.
